Broker-written reviews of the banks and lenders behind Australian home loans, how they really assess applications, and who they suit.
There are more than 30 lenders on our panel, and no two assess a home loan the same way. One bank waives Lenders Mortgage Insurance for your profession; another counts your overtime in full; a third moves fast but says no to a single credit blemish. These reviews cut through the marketing to explain what each lender is really good at, where it gets strict, and who it actually suits. That comes from our day-to-day experience placing loans across the panel. We also review a handful of lenders outside our panel (closed-book or direct-only lenders we can’t place through) so you get an honest picture either way.
How do you choose the right lender?
The instinct is to hunt for the lowest advertised rate. It’s the wrong place to start. The lender that approves you, and lets you borrow what you actually need, is the one whose credit policy fits your situation, and policy varies enormously between lenders. A rock-bottom rate on a loan you can’t get approved for is worth nothing.
What actually decides which lender suits you comes down to a few questions:
- What’s your income type? PAYG, self-employed, contract, casual or commission-based income is assessed very differently lender to lender. Some count overtime and bonuses in full, others heavily discount them.
- How big is your deposit? A small deposit narrows the field and brings Lenders Mortgage Insurance into play, unless you’re in a profession that attracts a waiver, or you use a guarantor.
- What does your credit file look like? A single default or a past hardship arrangement can rule out the majors entirely, while a specialist lender takes it in stride.
- What features do you need? A genuine offset account, redraw, the ability to split fixed and variable: these matter more to some buyers than a few points on the rate.
Policy fit beats sticker rate almost every time. We’ve seen an LMI waiver or a more generous income policy save a buyer far more than the rate difference they were chasing. Work out which lenders fit your file first, then compare those on rate and features. That ordering is the whole game.
That’s the logic behind the way we’ve grouped the reviews below: from the major banks most buyers start with, through the regional, digital and customer-owned banks that often beat them for the right file, to the specialist non-bank lenders built for the files the banks turn away.
The major banks
The Big Four plus Macquarie write most of Australia’s home loans, and it’s where nearly every buyer starts. They’re rarely the sharpest on rate for a plain file, but they lead on the things that quietly decide an approval: professional LMI waivers, offset structuring, guarantor and construction lending, and the stability of a full-service bank. Where they get strict is complex credit and non-standard income.
Regional, retail & digital challengers
Beneath the majors sits a deep field of retail, regional and digital-only banks. Many of them are Westpac- or CBA-owned brands running the parent’s credit engine with their own pricing. This is where a well-matched buyer often does best: a digital lender can undercut the majors on a clean, low-deposit-free file, while a St George-group brand can carry a generous professional waiver the neobanks don’t offer. The trade-off is usually branches, offset or turnaround, worth weighing before you chase the number.
Customer-owned & mutual banks
Customer-owned banks answer to members, not shareholders, and it shows in two places that matter to buyers: how generously they treat shift, overtime and allowance income, and how many are built around a profession: teachers, nurses, firefighters, university staff. For the right member a mutual can beat a major on both service and serviceability. They tend to be smaller and slower-moving, so they suit a clean owner-occupier file more than an urgent or complex one.
Specialist & non-bank lenders
Non-bank lenders exist for the files the banks turn away: the self-employed with one strong year, borrowers rebuilding after a default, SMSF and alt-doc deals. Most run tiered credit policies, so the same lender can price a clean file like a bank and still have a home for a harder one. You generally can’t apply direct; they reach borrowers through brokers, which is exactly where matching the tier to your situation earns its keep.
Closed to new lending
These brands no longer take new home loan applications. Advantedge, ChoiceLend and Adelaide Bank are winding their books into their parent banks; State Custodians’ parent, Resimac, still lends under its own name. We keep the reviews up because customers still hold these loans and ask what the change means for them.

It can’t tell you what that lender would offer you: that depends on your deposit, income and credit file, and it’s exactly the comparison we do before you apply. We deliberately don’t publish interest-rate figures in these reviews because they change weekly and date instantly; the sharpest pricing usually comes through the broker channel anyway.
