Brighten could be worth a look if you run a business, earn income overseas or want to buy before selling. We’ll compare how much it could lend with other lenders, then check whether the extra flexibility is worth the cost.
Self-employed? You have more than 1 way to apply
Not having the latest tax returns ready does not necessarily mean putting your purchase on hold. Brighten has different ways to verify business income, but the lighter-paperwork option is not automatically the cheapest.

For the standard Boss Prime alternative-document loan, the business needs an active ABN for at least 2 years and, where required, GST registration for 12 months. Another Boss option can consider an ABN active for 1 year, with a shorter GST history. That extra flexibility can come with higher costs.
Before paying for a specialist option, compare the self-employed home loan options available elsewhere. NAB and Westpac also have ways to simplify income paperwork for eligible borrowers. The best fit depends on the documents you have, not just how many the lender asks for.
Bridging: repayments based on what you owe after selling
Buying before selling can leave you owing money on 2 properties at once. The highest amount you owe during that period is the peak debt. The loan remaining once you sell is the end debt.
Brighten’s Connect bridging option can assess repayments on the end debt for eligible completed, standalone homes. Interest on the bridging portion is added to your debt rather than paid as a separate monthly repayment. If the sale will clear everything, a no-end-debt option may be available, subject to an acceptable sale and repayment plan.
A simple example
A $1.4m peak does not mean a $1.4m ongoing loan
Suppose the total debt, including the interest allowance and costs, is $1.4m. If the net sale proceeds are $900k, the expected end debt is $500k.
For an eligible end-debt assessment, Brighten looks at your ability to repay that $500k ongoing loan. It still checks that the property values, equity and sale plan support the full bridge.
We would also compare Westpac’s bridging option and St George. Other lenders can also add bridging interest to the loan and assess repayments on what you’ll owe after selling. Compare the fees, property rules and sale assumptions together.
Earning overseas does not automatically rule you out
Brighten has separate options for Australian expats and eligible non-residents. That can help when your income is sound but does not arrive in Australian dollars.
An Australian working overseas is not the same application as a foreign buyer. The acceptable currency, residency status, documents and property all need checking. Any foreign-investment restrictions or approvals apply separately from the home loan.
We would compare how much of your overseas income each lender accepts after conversion, then look at the rate and upfront costs. A lender accepting your currency is only the first step.
How much deposit do you need?
Loan-to-value ratio (LVR) is the loan as a share of the property’s value. At 80% LVR, you generally need 20% deposit or equity, plus money for costs.
The alternative-document range publishes up to 80% LVR. The actual limit may be lower because of the property, postcode, loan size or your application. Your income and existing debts also affect how much you can borrow.

Your Brighten home loan rate depends on your deposit or equity, loan amount, income documents and whether you’re buying a home or investment property. You can check Brighten’s current rate card, then compare a quote for your circumstances, including upfront and ongoing fees.
The 11 August 2026 rate card lists a $330 settlement fee on standard Full Doc and Alt Doc loans. Alt Doc also lists a $660 application fee. Optional offset costs $15 a month per eligible split. Discharge on these products is $550 plus lender legal costs. Valuation and other legal costs can also apply.
Some specialist products charge a risk fee based on the loan amount. This is not charged on every Brighten loan: standard Prime pricing lists 0%, while other products or larger loans can attract it. Ask for the dollar amount in your quote.
Compare the rate, all setup costs and ongoing fees over the time you expect to keep the loan. The cheapest advertised rate may apply to a different deposit or product. Figures can change, so request a current written quote before applying.
An offset can reduce interest while you keep savings accessible. Brighten describes its facility as a redraw offset, so check the account terms and access arrangements rather than assuming it works exactly like a bank transaction account.
The catches worth checking early
Small apartments can need more deposit
Smaller units and apartments in high-density areas can have lower borrowing limits. Send us the address and internal floor area so we can check how much deposit you’ll need.
The details of a past default matter
Some products can consider minor credit problems, but the amount, age and repayment history matter. More serious issues may need a different lender.
Borrowing more is not always the right move
Brighten can treat existing repayments differently from a mainstream bank. We would compare borrowing power, then check that the actual repayments leave you a sensible buffer.
Allow time for the valuation and settlement
Missing documents, valuations and legal work can hold things up. Confirm the current turnaround for your application before agreeing to a short finance deadline.
The standard Full Doc and Alt Doc pages list variable rates. If fixing your repayments is important, compare another lender rather than assuming a fixed option is available.
Debt consolidation also needs care. Moving a car loan or credit-card balance into your home loan may reduce monthly repayments, but spreading it over a longer term can increase the total interest and puts your home behind that debt.
