Who We Can't Help
We are committed to delivering an exceptional experience to each and every one of our customers. And in an ideal world, we would love to be able to help everyone with their finance needs. However, we are a boutique agency and there are only so many people we can help at one time.
We can only take on so many clients and maintain our high standards. It takes us around 40 hours on average to process a home loan application. The worst thing for us would be to take on your loan when we know that we can't live up to the quality of service we are renowned for.
We may not be able to help if you are:
- Doing a construction loan:
Due to the complex nature of construction home loans, we are only able to take on a limited number of these at any one time. We'll let you know upfront if we currently are running over capacity and aren't able to assist.
- Have bad credit history:
Our lending panel includes lenders who are okay with telco or utility defaults under $500. If you have a default higher than this amount or have a default with a financial institution, you will need to apply through a specialist lender. These include Latrobe Financials, Pepper Money, or Liberty Financial.
- Are looking at borrowing less than $300,000:
Unfortunately, we are unable to process these loans due to the costs involved. It takes us around 40 hours to complete a home loan application regardless of the size of the loan. If we took on loans of this size, we would quickly become unprofitable and go out of business.
- Have less than 8% deposit:
Our lenders will allow you to apply for a home loan up to 95% of the home value, but you will need to also pay for Lenders Mortgage Insurance. This represents an additional cost that needs to be factored into your application, meaning you will need an 8% deposit as a minimum.
- Guarantor Home Loans:
As with construction home loans, we only have the capacity for a limited number of these due to their complexity.
- Low doc, bridging loans, living overseas, non-conforming:
We have made a conscious decision to focus on helping with home loans where we believe we can deliver the most value. For these types of loans, we feel that you are better served with brokers who specialise in these areas.
Due to the nature of the finance industry, our volume of home loan applications varies from week to week. During times of high volume, our team often reaches our maximum capacity.
At those times, it would be irresponsible of us to take on your home loan. We would not be able to deliver you the quality of service that you deserve.
We will never choose a commission check over providing you with the best experience possible. If that means turning away business when we are at our maximum capacity, then we accept that.
Please know that if we have to turn you away, it's not because we don't want to help you - it's because we don't want to let you down.
If we are unable to help you, we won't leave you high and dry. In cases of bad credit or low deposit, we will work with you to resolve these issues. In cases where we are not a good fit for you, we can refer you to a broker who is more suitable for your situation.
