Buying in Paddington: what I check first

Our best suburbs in Brisbane guide looks at Paddington’s character homes, cafes and access to the city, alongside the higher entry price, hills and parking. Those trade-offs matter when you choose a property and set your budget.

  • A unit and a Queenslander need different comparisons. I’d compare recent sales for the same property type, size and condition. A one-bedroom unit median tells you little about the price of a three-bedroom townhouse. Our property research guide shows you what to check.
  • Allow for the work the house needs. If you want to raise, extend or renovate an older home, check Council’s renovation requirements and get building advice before relying on that plan. Bring the likely costs into the borrowing discussion early; our construction finance guide explains how funding building work differs from a standard purchase.
  • Check the block as well as the house. Paddington’s slopes make driveway access, retaining walls and drainage worth a closer look. Get a building and pest inspection, check the address in Council’s FloodWise Property Report and obtain an insurance quote. Being on a hill is not a substitute for checking the property.

What is nearby, and how would you use it?

Our Paddington suburb guide covers the terraces, Queenslander streets and neighbouring areas. When you inspect a home, try the routes you would actually use:

  • Given and Latrobe terraces: the cafe and shopping strips are part of the appeal. Walk from the house to your bus stop and shops to see how the hills affect the trip. Paddington Central is at 107 Latrobe Terrace.
  • Rosalie village: Baroona Road has cafes, restaurants and food shops. Check how the walk fits your daily routine, rather than relying on a straight-line distance on a map.
  • Ithaca Pool: the pool on Caroline Street is another local stop to consider if swimming is part of your week.
  • Suncorp Stadium and Petrie Terrace: if you are looking near the stadium end, visit on an event day as well as a quiet morning. Check the Lang Park Traffic Area parking rules before assuming visitors can park outside.

Also comparing homes in Red Hill, Bardon or Petrie Terrace? Send me the listings and your budget. I can check the loan options while you compare the streets, property condition and day-to-day costs.

Buying or refinancing in Paddington?

Before you make an offer

Send me the listing and your likely offer price. I can check the deposit, buying costs and repayments, then see whether the property fits the lender’s requirements. Our pre-approval guide explains what the bank has checked and what is still outstanding. Pre-approval is conditional, so have your solicitor check the contract and finance dates before you commit.

Already own a home here?

I’d start a refinance review with your current balance, rate, repayments and remaining loan term. We can ask your lender to review the rate, then compare other options after switching costs and any fixed-rate break costs. Stretching the loan back to 30 years can lower the monthly payment but increase the total interest you pay.

If you want to use equity for a renovation, tell me what work you have in mind and what it is likely to cost. The lender will still assess your income and the property value before agreeing to additional borrowing.

Mortgage Broker Brisbane
Mortgage Brokers in Paddington.

We understand which lenders can help and which will not.

We can do this through our own internal credit assessment process which we complete before applying with any lender. Our team has its own internal Credit Manager who reviews each application before being submitted to the lenders. This helps us identify suitable lenders, but approval remains their decision.

We were recommended to Hunter Galloway to consolidate a number of investment loans and were hesitant as our experience with a previous broker was horrendous. From the first meeting with Nathan we knew this was going to be different. Nathan has a wealth of knowledge and had us at ease straight away. Joshua kept us well informed each step of the way and guided us through each process. I would have no hesitation in recommending Hunter Galloway to anyone. Thank you Nathan, Joshua and Jared for the pleasant experience. Victoria & Adam, investor refinance Paddington QLD.

How much does our mortgage broking service cost?

In most circumstances we do not charge you a broker fee. A lender may pay us commission after settlement. We disclose that commission and any fee that may apply before you proceed. Lender, legal, valuation and government costs may still apply.

Is it better to go to my Bank (rather than a Mortgage Broker in Paddington)?

Realistically if you are looking for a home loan there are 3 ways to do it – go to your bank directly, shop around from bank to bank yourself or get a mortgage broker to take care of it for you.

Mortgage brokers arranged 81.6% of new residential home loans in the June 2026 quarter, according to MFAA research.

  1. Review your existing rate: Ask your bank for a pricing review, then compare the rate, fees and cost of switching with other available loans. Ask us to compare your options.
  2. Brokers give you a choice of loan products: A bank offers its own products. We can compare lenders on our panel and check which lending rules fit your circumstances before applying.
  3. We check lender requirements before applying: Our credit team reviews your circumstances against lender policies and helps prepare the supporting documents. The lender makes the final approval decision.
  4. Mortgage brokers get better deals: As brokers, we see lots of deals each week, and can often get a lower interest rate than what the bank will offer you directly. How? Banks want business from brokers, and they will fight harder to win it because they know as brokers we can simply take your business down the street to the next bank.
  5. Understand the costs before proceeding: Ask for the loan fees and our commission disclosure alongside the repayment comparison, so you can see what the recommendation will cost.
  6. Banks can be really disorganised: The mortgage process can be complex, and things can go wrong from time to time. Your income documents could go missing from the banker’s desk, a credit assessor could misunderstand your bank statements or you can get a bad property valuation. A mortgage brokers job is to sort these problems and keep your application moving forward. They will take care of the whole process from application to settlement, talking to the credit assessors to make sure no information is lost and liaising with the valuers to get the best possible result.
  7. Brokers can give you a personal touch: Mortgage brokers like Hunter Galloway are about building long-term relationships with our clients, we want to help you from the moment you get your first home all the way until you are building an investment portfolio. Because we’re credit experts we can answer all of your questions instead of directing you to another department!

Hunter Galloway was very organised in handling our loan documentation, kept us up to date on how the application progress was going and provided good options to finance products. Our previous bank kept losing documents daily, very slow and did not keep us up to date with the application process. Thank you Hunter Galloway for being different!
