Start by finding who funds your Aussie loan

Check your loan documents for the brand name and the lender. Aussie’s own-brand loans are funded by different lenders, and the discharge form comes from the lender that funds yours.

If an Aussie broker arranged your loan with another bank, your loan documents name that lender. Use that lender’s process.

    What the discharge form does

A discharge authority tells your lender to release its mortgage over your property. You may need one when selling, refinancing or paying the loan off yourself. Paying the balance down to zero doesn’t automatically remove the mortgage from the property title.

Your settlement can be delayed if your lender hasn’t received the completed authority. An agreed date or approved new loan doesn’t replace that step.

Aussie Elevate’s FAQ says that if you’re refinancing with your Aussie broker, they can guide you through discharging your existing loan. If you’re not, it says to call as soon as possible. It also says you’ll need to complete and sign a discharge form to get things started.

Is your loan with another lender? Use that lender’s guide: ANZ, Bankwest, CBA, ING, Macquarie, NAB, St George, Suncorp or Westpac.

    What to have ready

    • Your loan account details
    • The property address, and the title reference if you have it
    • The full name of every borrower and every person on the title
    • Your new lender, or your solicitor or conveyancer, if a settlement is already moving
    • The date you want settlement to happen, if one is set
    • Arrange every required signature early, especially if a co-borrower is overseas or you have separated.
    • List the representatives the bank needs to contact. If different legal firms handle your sale and purchase, check whether both need to be recorded.

    How long to allow

Aussie doesn’t publish a processing time for discharges. Aussie Elevate’s FAQ says a discharge can take some time, so don’t leave it to the last minute. It also says a partial discharge can take longer when the details are complex.

Tell your conveyancer or incoming lender about the settlement deadline and ask your lender to confirm it has everything it needs.

    What it costs

The Aussie pages we read don’t list a discharge fee. Expect a discharge or settlement administration fee from your lender, plus a state government fee to register the discharge on the title. If any part of your loan is on a fixed rate, break costs can apply as well.

Ask your lender for all of it in writing before you lock a settlement date.

Who to call about your Aussie loan

Call the lender for your loan brand, using the numbers in the list above. Aussie lists them on its customer log in and contact page.

Line up the discharge with the new loan

A discharge usually runs alongside a sale or a new loan, and the timing needs to match. If the new loan is ready but the outgoing lender isn’t ready to release its mortgage, settlement can be held up. If the new loan isn’t ready, sending the discharge request doesn’t solve that gap.

This is where we can help with a refinance or your next purchase: work through the new loan and its timing, while your lender and settlement representatives confirm the discharge arrangements. Keep making required repayments until the old lender confirms the loan is closed. How refinancing works, step by step shows where the discharge fits.

How we can help with your next loan

You authorise the discharge and follow your lender’s return instructions. We don’t offer a standalone discharge lodgement service.

If you’re refinancing or buying again, we can help with the new loan and its timing. There’s generally no fee for our service on a standard residential home loan. We’re usually paid by the lender if the loan settles, and we disclose that in writing.

Tell us your current lender, why you’re moving and any settlement date. Call 1300 088 065 or book a free assessment so we can help line up the new loan.
