Start your Liberty discharge request
Fill in the loan query or discharge request form on Liberty’s Planning a move page. Liberty assigns a specialist based on your needs and loan type.
The specialist contacts you within two business days to talk through the process. You’ll still need to return the completed paperwork before Liberty can finish the discharge.
What the discharge form does
A discharge authority tells Liberty to release its mortgage over your property. You may need one when selling, refinancing or paying the loan off yourself. Paying the balance down to zero doesn’t automatically remove the mortgage from the property title.
Your settlement can be delayed if Liberty hasn’t received the completed authority. An agreed date or approved new loan doesn’t replace that step.
How Liberty handles it now
- Submit the loan query or discharge request form on Liberty’s website.
- A Liberty specialist contacts you within two business days. They talk through the process and collect any details they need.
- Return the completed paperwork.
- Liberty processes the discharge. For mortgages, it asks you to allow up to 20 business days after it has all the completed paperwork.
Liberty Online, the customer login, also has information on how to discharge your loan.
Liberty’s pages don’t split the steps into a sale and a refinance. Tell the specialist which one you’re doing.
What to have ready
- Your loan account details
- The property address, and the title reference if you have it
- The full name of every borrower and every person on the title
- Your new lender, or your solicitor or conveyancer, if a settlement is already moving
- The date you want settlement to happen, if one is set
- Arrange every required signature early, especially if a co-borrower is overseas or you have separated.
- List the representatives the bank needs to contact. If different legal firms handle your sale and purchase, check whether both need to be recorded.
How long to allow
Liberty says to allow up to 20 business days for a mortgage once it has all the completed paperwork back. Sending the request form on its own doesn’t start that period.
Liberty also says to contact it as soon as you can, to avoid lengthy delays.
Tell your conveyancer or incoming lender about the settlement deadline and ask Liberty to confirm it has everything it needs.
What it costs
Liberty lists a discharge fee of $395 in the fee table on its low rate home loans page. That table covers one product, so ask Liberty for the amount that applies to your loan. Liberty’s Planning a move page also mentions discharge settlement fees but gives no amount.
A state government fee to register the discharge on the title applies as well.
If your loan has a fixed rate, break costs can apply. Liberty says they usually apply when interest rates have fallen, and the amount depends on your loan amount and how much rates have changed. Liberty suggests asking it for an estimate, and your loan agreement says whether a break cost may apply.
Ask for every figure in writing before you lock in a settlement date.
Who to call at Liberty
Liberty customer service: 13 11 33, Monday to Friday, 8.30am to 5.30pm AEST, as listed on its Planning a move page. Liberty’s FAQ page lists 8am to 7pm AEST for account queries, so hours can vary by topic. Check before you call.
Liberty’s pages don’t give a separate email address for discharge requests. Start with the online form or the phone number.
Line up the discharge with the new loan
A discharge usually runs alongside a sale or a new loan, and the timing needs to match. If the new loan is ready but the outgoing lender isn’t ready to release its mortgage, settlement can be held up. If the new loan isn’t ready, sending the discharge request doesn’t solve that gap.
This is where we can help with a refinance or your next purchase: work through the new loan and its timing, while your lender and settlement representatives confirm the discharge arrangements. Keep making required repayments until the old lender confirms the loan is closed. How refinancing works, step by step shows where the discharge fits.
How we can help with your next loan
You authorise the discharge and follow your lender’s return instructions. We don’t offer a standalone discharge lodgement service.
If you’re refinancing or buying again, we can help with the new loan and its timing. There’s generally no fee for our service on a standard residential home loan. We’re usually paid by the lender if the loan settles, and we disclose that in writing.
Tell us your current lender, why you’re moving and any settlement date. Call 1300 088 065 or book a free assessment so we can help line up the new loan.
