Start your Heritage Bank discharge request

Call Heritage Bank’s Specialised Home Loans team on 13 14 22. They talk you through the discharge process and the forms you need.

Selling, refinancing, paying the loan off and releasing only some of your security each use a different form.

    What the discharge form does

A discharge authority tells Heritage Bank to release its mortgage over your property. You may need one when selling, refinancing or paying the loan off yourself. Paying the balance down to zero doesn’t automatically remove the mortgage from the property title.

Your settlement can be delayed if Heritage Bank hasn’t received the completed authority. An agreed date or approved new loan doesn’t replace that step.

How Heritage Bank handles it now

    • Selling: the Discharge Authority Property Sold Form. Return it to Heritage at least 20 working days before settlement.
    • Refinancing to another lender: a Refinance Authority form.
    • Paying the loan off yourself: a Loan Repaid Document Request Form.
    • Releasing only some of your security: apply for a Partial Release of Security or a Substitution of Security. Heritage needs extra notice of settlement and time to process these. Its page doesn’t say how many days.
    1. Call 13 14 22 and ask for the form that matches your situation.
    2. Complete the form and get every required signature.
    3. Return it to Heritage. Its page doesn’t say how to return forms or link to downloads, so ask when you call.

    What to have ready

    • Your loan account details
    • The property address, and the title reference if you have it
    • The full name of every borrower and every person on the title
    • Your new lender, or your solicitor or conveyancer, if a settlement is already moving
    • The date you want settlement to happen, if one is set
    • For a sale, everyone on the loan signs the Discharge Authority Property Sold Form, including guarantors.
    • Arrange every required signature early, especially if a co-borrower is overseas or you have separated.
    • List the representatives the bank needs to contact. If different legal firms handle your sale and purchase, check whether both need to be recorded.

    How long to allow

Selling: Heritage needs the Discharge Authority Property Sold Form at least 20 working days before settlement.

Refinancing or paying the loan off: Heritage’s page doesn’t give a timeframe. Ask when you call.

Partial release or substitution of security: Heritage needs extra notice of settlement. Ask how much.

    What it costs

Heritage’s Lending Schedule of Fees (effective May 2026) lists a loan finalisation fee of $345, payable when you pay out and close your home loan. Heritage says your final payout figure includes this fee. A state government fee to register the discharge applies as well.

If your loan has a fixed rate, Heritage may charge a break fee. Its schedule says the fee is worked out when the loan is paid out, and it may be substantial. See our guide to break costs.

If you’re releasing only some security, the schedule lists a partial release assessment fee of $100 per security and a partial release processing fee of $220 per security. Fees can vary by product and by what you ask for, so ask Heritage for the figures that apply to your loan, in writing.

Who to call at Heritage Bank

Specialised Home Loans team: 13 14 22. Heritage lists its hours as 7:30am to 9pm Monday to Friday, and 8am to 5pm Saturday and Sunday.

Line up the discharge with the new loan

A discharge usually runs alongside a sale or a new loan, and the timing needs to match. If the new loan is ready but the outgoing lender isn’t ready to release its mortgage, settlement can be held up. If the new loan isn’t ready, sending the discharge request doesn’t solve that gap.

This is where we can help with a refinance or your next purchase: work through the new loan and its timing, while your lender and settlement representatives confirm the discharge arrangements. Keep making required repayments until the old lender confirms the loan is closed. How refinancing works, step by step shows where the discharge fits.

How we can help with your next loan

You authorise the discharge and follow your lender’s return instructions. We don’t offer a standalone discharge lodgement service.

If you’re refinancing or buying again, we can help with the new loan and its timing. There’s generally no fee for our service on a standard residential home loan. We’re usually paid by the lender if the loan settles, and we disclose that in writing.

Tell us your current lender, why you’re moving and any settlement date. Call 1300 088 065 or book a free assessment so we can help line up the new loan.
