    Start your BOQ discharge request

Selling? Ask your local branch, your Business Banker or BOQ on 1300 557 272 for a Discharge Request.

Refinancing? Call BOQ Home Loan Specialists on 1300 764 439 as early as you can. BOQ provides the discharge form.

    What the discharge form does

A discharge authority tells BOQ to release its mortgage over your property. You may need one when selling, refinancing or paying the loan off yourself. Paying the balance down to zero doesn’t automatically remove the mortgage from the property title.

Your settlement can be delayed if BOQ hasn’t received the completed authority. An agreed date or approved new loan doesn’t replace that step.

    How BOQ handles it now

    • Ask your local branch, your Business Banker or BOQ (1300 557 272) for a Discharge Request.
    • Complete the Discharge Request. BOQ says it releases you from the mortgage and lets the title pass to the buyer.
    • Call BOQ Home Loan Specialists on 1300 764 439 as early as possible.
    • BOQ provides the discharge form. It can also give you an indicative payout figure and details of release costs and break costs.
    • Complete the form. BOQ’s page doesn’t say how to return it, so ask when you call.

BOQ says a discharge can be complicated, depending on how your lending is set up. If you’re not sure which route applies, call and ask.

    What to have ready

    • Your loan account details
    • The property address, and the title reference if you have it
    • The full name of every borrower and every person on the title
    • Your new lender, or your solicitor or conveyancer, if a settlement is already moving
    • The date you want settlement to happen, if one is set
    • Arrange every required signature early, especially if a co-borrower is overseas or you have separated.
    • List the representatives the bank needs to contact. If different legal firms handle your sale and purchase, check whether both need to be recorded.

    How long to allow

BOQ doesn’t publish a processing time on its discharge page. Call early and tell BOQ your settlement date.

Tell your conveyancer or incoming lender about the settlement deadline and ask BOQ to confirm it has everything it needs.

    What it costs

BOQ lists three costs of leaving: a BOQ release fee for each mortgage, government fees, and break costs if your loan is fixed.

BOQ’s personal banking guide to fees and charges (May 2026) lists a security release fee of $350, payable when BOQ agrees at your request to discharge a security. It also lists a settlement fee of $150 for completing settlement of your facility. On fixed rate home loans, it lists a $50 break cost administration fee, plus the break costs themselves, which are worked out under your loan agreement. Your loan agreement decides which of these apply to you.

Ask BOQ for every figure in writing before you lock in a settlement date.

Line up the discharge with the new loan

A discharge usually runs alongside a sale or a new loan, and the timing needs to match. If the new loan is ready but the outgoing lender isn’t ready to release its mortgage, settlement can be held up. If the new loan isn’t ready, sending the discharge request doesn’t solve that gap.

This is where we can help with a refinance or your next purchase: work through the new loan and its timing, while your lender and settlement representatives confirm the discharge arrangements. Keep making required repayments until the old lender confirms the loan is closed. How refinancing works, step by step shows where the discharge fits.

How we can help with your next loan

You authorise the discharge and follow your lender’s return instructions. We don’t offer a standalone discharge lodgement service.

If you’re refinancing or buying again, we can help with the new loan and its timing. There’s generally no fee for our service on a standard residential home loan. We’re usually paid by the lender if the loan settles, and we disclose that in writing.

Tell us your current lender, why you’re moving and any settlement date. Call 1300 088 065 or book a free assessment so we can help line up the new loan.
