What AMB does well
You can choose how to use your savings
If most spare cash goes straight towards your mortgage, a simpler loan with extra repayments may do the job. If you keep a buffer for repairs, a move or family expenses, Value's 100% offset is worth comparing.
Money in an offset reduces the loan balance charged interest while remaining in a separate account. Redraw gives you access to extra repayments already made into the loan. AMB's minimum redraw is $500 where the facility is available, and fees may apply. Our offset account guide explains the difference.
First home buyers have a separate low deposit option
AMB participates in the Australian Government 5% Deposit Scheme. Eligible first home buyers can apply with a deposit of at least 5%, without lenders mortgage insurance. The eligible single-parent and legal-guardian stream can start at 2%.
You still need to meet the scheme's borrower, property and price-cap rules and pass AMB's loan assessment. Allow for buying costs as well as the deposit. Lenders mortgage insurance, or LMI, protects the lender rather than you.
For a Defence borrower, the scheme and DHOAS may be combined if you qualify for both. Check each separately rather than assuming approval for one gives you the other. Our 5% Deposit Scheme guide explains the deposit side.
It lends beyond the Defence community
AMB is member-owned and says you can join without a Defence connection, subject to its membership rules. Its home-loan range includes ordinary owner-occupied and investment loans as well as DHOAS products.
That makes it worth a comparison for a civilian borrower too. The reason to choose it would be the loan's fit and total cost, rather than the bank's name.
Which AMB home loan fits the way you borrow
| Loan option | Useful when | Main trade off |
|---|---|---|
| RateSaver | You want a variable loan with extra repayments and redraw. | No offset. Redraw fees apply, so check how you would access spare repayments. |
| Value | You keep money in savings and want a 100% offset with a variable loan. | Compare its quoted rate with RateSaver and the offset balance you normally hold. |
| Fixed rate or split loan | You want certainty over part or all of your repayments for a fixed period. | Extra repayments are limited during the fixed term and break costs can apply. |
| Investment RateSaver or investment Value | You are buying or refinancing a rental property. | The basic and offset options differ. Confirm repayment type, fees and pricing for the exact product. |
| Construction | You are building and need funds released as the work progresses. | The build contract, valuation and payment stages need checking before you commit. |
| DHOAS range | DVA has confirmed your entitlement and you want to compare an eligible AMB loan. | Compare the loan's costs as well as the subsidy; DVA handles entitlement questions. |

RateSaver allows unlimited extra repayments and offers weekly, fortnightly or monthly repayments. A split can put part of the debt on a fixed rate and leave the rest variable. The split only helps if it suits how you expect to repay the loan.
AMB also has a simpler investment RateSaver and an offset investment option. Ask for an investment quote rather than applying the owner-occupier advertised rate to a rental property. If you want interest-only repayments, confirm the options on the exact investment product. Interest-only repayments do not reduce the loan balance during that period.
AMB's fixed-loan FAQ allows up to $10,000 in extra repayments in any 12 months without penalty. If you expect a bonus, inheritance or sale proceeds, check whether that limit fits your plans. A variable split can leave some room for extra repayments without fixing the whole debt.
Its current rate list includes 1, 2, 3 and 5-year fixed choices for ordinary home loans, and 2 and 3-year choices for investment loans. Compare the rate and repayment after the fixed period ends as well as the repayments during it.
Will the offset save enough to be worth it
What does an AMB home loan cost
No monthly or annual loan fee does not mean there are no costs. AMB's RateSaver page lists a $450 processing fee and valuation at cost, with a $250 minimum. It also lists a $100 variation fee plus costs and a $120 discharge fee plus costs. Redraw and other charges can apply.
Those figures are a starting point for a RateSaver comparison, not a quote for every AMB product. Ask for the full fees for your chosen loan, including settlement or legal costs, any LMI and what it would cost to leave.
Compare quotes using the same loan amount, repayment type and remaining term. A lower repayment can come from stretching the debt over more years rather than getting a better deal.
For a fixed loan, check what happens if you make extra repayments, sell or refinance before the fixed period ends. A break cost can matter far more than a small rate difference.
What DHOAS changes in the comparison
AMB is one of the participating DHOAS lenders. Eligible ADF members and veterans may receive help with home-loan interest costs, but the bank still assesses the loan application.
Our broker Gabi is accredited with Australian Military Bank and can help you apply for an AMB DHOAS home loan. This does not mean Hunter Galloway is a DHOAS provider or can arrange every participating lender's DHOAS product.
If you already have a DHOAS loan, ask DVA what a refinance or loan change means for your entitlement before changing it.
Once you have that information, compare the AMB loan with suitable alternatives over the same term. Include interest, fees and switching costs, then account for the subsidy DVA confirms. Keep enough cash to meet repayments without assuming a subsidy will arrive when you need it.
How much deposit and income will you need
Start with the property price, your available savings and the buying costs. Then work out which loan and, if relevant, which scheme you can use. The deposit needed for one AMB product does not automatically apply to another.
Your income, regular expenses and existing debts all affect the loan assessment. If allowances, overtime, self-employed income or a rental property make up a large part of your income, have those checked before relying on a borrowing estimate. A Defence connection alone does not tell you how the bank will count your pay.
Bring your income records, deposit history, current loan and credit-card details, and the address or type of property you want. If you are buying with a small deposit, ask what evidence is needed and whether LMI or a government scheme changes the upfront cost.
Buying building or refinancing with AMB
Before you make an offer, check the property and your finance deadline. A borrowing estimate is not approval for a particular home. Apartments, unusual properties and building projects need the property details assessed, not just your income.
AMB's investment construction loan releases money through progress payments and charges interest on the amount drawn, with interest-only repayments during construction. Its product page lists a $65 draw fee. Those are investment-construction terms; check the exact product and costs for a home you plan to live in.
Get the proposed contract, plans and payment stages checked early. Confirm when you must contribute your own money and how the lender will release funds to the builder.
If you are refinancing, start with your current rate, loan balance, years remaining and exit costs. Ask AMB for the new loan's full costs, then compare the saving over the period you expect to keep it. Our refinance guide helps you work through that decision.
Leave enough time for document checks, valuation and approval before signing an unconditional contract. Ask for the current application timeframe rather than assuming a pre-approval or advertised rate means you can settle straight away.
When I would compare another lender
| What matters most to you | What to compare |
|---|---|
| The lowest overall cost | AMB's written quote against other suitable loans, including fees and the features you will actually use. |
| An offset for everyday savings | The quoted rate difference, ongoing fees and account setup, rather than choosing on the word offset alone. |
| DHOAS | AMB, Defence Bank and NAB's eligible products. Confirm the application route for each; HG's confirmed DHOAS route is through Gabi with AMB. |
| A particular income or deposit issue | Which lender accepts your circumstances and how much it will lend. Product features cannot answer that question. |
| Regular branch visits | The branches you can actually access, alongside the bank's phone and online services. |

Our Westpac review covers professional LMI waivers and family security. Our NAB review covers options for eligible professionals and self-employed borrowers. Compare the same purchase or refinance, rather than picking the lender with the most features. The NAB review covers its broader home loans; do not assume its DHOAS product is available through a broker.
My view on Australian Military Bank
For an AMB application, we will first confirm which products Gabi can arrange for your situation. Then we can compare the available options using your income, deposit, debts and property. We will not assume every product advertised by the bank is available through the same broker route.
Call Hunter Galloway on 1300 088 065 to talk through your home-loan options. DHOAS eligibility and subsidy questions should go directly to DVA.
