Buying in Toowoomba? Compare the suburb and type of home you want, not just the regional median. Include the loan, repairs and daily travel in the decision.
What the sales figures say
| Toowoomba LGA | June-quarter median | Quarterly movement | Recorded quarterly sales |
|---|---|---|---|
| Houses | $850k | +3.03% | 559 |
| Units | $650k | -4.41% | 133 |

LGA means local government area. Here it includes the whole council area, rather than only the suburb of Toowoomba City.
REIQ released the Cotality-based figures on 31 August 2026. A median is the middle recorded sale.
The unit result comes from a smaller sample, and both medians can move when the mix of homes sold changes. Neither is a valuation of a particular property.
Keep the date, area and property type beside any comparison. June-quarter completed sales, today's asking prices and later estimated values answer different questions. A Toowoomba City suburb profile isn't an LGA-wide result.
Which area fits your life?
Compare established areas, newer estates and outlying locations separately. A bigger block can mean more upkeep, longer drives or different services.
Start with work, schools and the services you need. Visit shortlisted streets at different times. If you're relocating, do the actual drive to work and essential appointments before committing.
A regional purchase needs the same finance and property checks as a capital-city purchase. A lower median elsewhere doesn't establish that the home is good value, suits you or will find a tenant.
Buying with a 5% deposit: the $700,000 cap
The ten suburbs below are in QLD 4350. The 5% Deposit Scheme price cap is $700,000 from 1 July 2026.
Toowoomba does not receive the $1 million cap for Brisbane, Gold Coast and Sunshine Coast. Use the official postcode search to check the exact suburb, state and postcode, not just the wider council area.
Both the purchase price and the value assessed by your Participating Lender must be at or below $700,000.
For vacant land with a separate building contract, the combined land price and build cost must also meet the cap. Confirm the property's cap and eligibility with the lender before committing.
10 best Toowoomba suburbs for first home buyers
If you're buying your first home, I'd start with a repayment you can live with, then decide whether you need a house or would consider a unit. These ten suburbs give you different ways into the Toowoomba market without choosing on price alone.
This shortlist balances the price of houses and units, useful local amenities, transport and the checks a first home buyer needs to make. It covers urban Toowoomba, not the whole regional council area. Outlying locations such as Highfields, Westbrook and Oakey need a separate comparison of travel and services. The list is ordered by house median, lowest first, rather than an overall liveability ranking.

- Unit-led search
The unit medians marked as a thin sample are omitted: Rockville had nine unit sales and Wilsonton Heights only three. Other unit samples range from 15 to 69 sales. A median is the middle recorded sale, not the cheapest available home or a valuation. These annual suburb figures are a different period and geography from the June-quarter LGA figures above.
Which shortlisted homes could fit the cap?
Where would we start looking? Using the same October 2025 to September 2026 sales snapshot above, units offer the clearer starting point. This is a search shortlist, not a list of currently available or Scheme-approved properties.
Unit-led first picks: compare Newtown and Wilsonton, both with $590,000 unit medians, alongside Harlaxton at $567,000. Harristown ($616,750) and Kearneys Spring ($625,000) are also worth comparing if their locations suit your routine. Include levies and upcoming body corporate works in your budget.
Further unit options: Darling Heights ($636,000) and Drayton ($640,000) sit below the cap in this snapshot, but each median is based on only 15 sales. Glenvale's $695,000 unit median is just $5,000 below the ceiling, leaving little room between that benchmark and the limit.
If you want a house: Harlaxton's $700,000 house median is exactly at the cap, not below it. Rockville is next closest at $712,500. Look for individual smaller or older homes within your limit rather than assuming the typical house qualifies. Every other shortlisted house median is above $700,000. Rockville and Wilsonton Heights may still have suitable units, but their nine- and three-sale samples are too thin to use as reliable suburb benchmarks.
A median below the cap does not establish today's asking price, the lender's valuation or your borrowing capacity. You still need to meet the Scheme and lender's eligibility requirements and buy a home to live in.
For illustration, if both the purchase price and assessed value are $700,000, 5% is $35,000. That is not your total cash-to-buy figure: allow for legal costs, inspections, lender fees, any duty payable and a workable buffer. Eligible buyers must contribute as much of their savings as possible under the Scheme's requirements and the lender's assessment. A 5% minimum is not a promise that you can keep all other savings aside.
1 Harlaxton for a lower house price benchmark
Harlaxton has the lowest house median in this shortlist at $700,000. That makes it a sensible place to begin if you want a detached house and are comparing the lower-priced house markets in this group. Northpoint has Coles, Aldi, a pharmacy and medical services, while route 901 connects Harlaxton with the city and UniSQ.
Check before buying: Price the repairs before comparing an older house with a renovated one. Test the street access, noise and trip to work at the times you'll use them. The lower median does not tell you whether a particular home leaves enough money for maintenance.
2 Rockville for a house near northern local services
Rockville's $712,500 house median puts it towards the lower end of this group. Rockville State School and St Andrew's Toowoomba Hospital are both in the suburb, so it deserves a look if those are useful daily destinations. Start with houses that fit your space and upkeep budget rather than stretching for a bigger property.
Check before buying: Route 907 connects Rockville with the city through neighbouring suburbs. Try the actual door-to-door journey rather than assuming a direct or quick trip. With only nine unit sales in the snapshot, use recent comparable unit sales instead of leaning on a suburb-wide figure.
3 Wilsonton Heights for a house-focused search
Wilsonton Heights is worth comparing with neighbouring Wilsonton when a house is the priority. Its house median was $735,000. Wilsonton State High School is in Wilsonton Heights, as is the cricket and AFL ground at Rockville Park. Those are useful reasons to inspect the area if school or weekend sport shapes your routine.
Check before buying: The house median comes from 39 sales, and the unit market had just three. Compare the specific home with similar nearby sales. Walk to the bus stop and check the trip to shops; route 907 serves the Wine Drive area. Confirm school eligibility for the address, not just the suburb name.
4 Newtown for a choice between houses and units
Newtown gives you a useful house-versus-unit comparison: $737,500 for houses and $590,000 for units in the same period. Newtown Park has playgrounds, picnic facilities and sporting space. Route 907 also serves Clifford Gardens and the city. I'd compare a suitable unit here with an older house before deciding how much extra space is worth to you.
Check before buying: Newtown is one of Toowoomba's older suburbs. Building condition and past renovation approvals matter. Check whether heritage controls apply to the actual property, rather than assuming that every older home is listed. For a unit, include body corporate costs in the comparison.
5 Harristown for comparing property types around your routine
Harristown is another useful place to compare a house with a unit without changing suburbs. Its snapshot includes 132 house sales and 52 unit sales, with a lower median for units. Harristown has state primary and high schools, and route 907 connects the suburb with the city and UniSQ. Which end of Harristown suits your daily trips matters more than the suburb label.
Check before buying: Compare the total cost of an established house with the unit alternative. A cheaper house needing major work may leave less cash available than a well-maintained unit. For units, read the body corporate records, levies and planned works rather than judging the whole complex from the sales listing.
6 Wilsonton for everyday shopping close by
Wilsonton Shopping Centre has Coles, Woolworths, a pharmacy and other everyday services. That is a practical reason to shortlist homes nearby if you want to do regular errands locally. The unit median was $590,000 compared with $757,500 for houses, giving buyers a clear reason to inspect both property types.
Check before buying: Toowoomba City Aerodrome is in Wilsonton. Visit at different times to see whether aircraft activity suits you, and check the airport-environs overlay for the address. This is the City Aerodrome, not Wellcamp Airport. A convenient shopping location is only useful if you are comfortable with the particular street.
7 Darling Heights for a UniSQ-based routine
Darling Heights is worth a closer look if UniSQ is somewhere you work or study. The campus and its Japanese Garden give the location a specific everyday appeal, and the UniSQ Central bus stop is in Darling Heights. The unit median was $636,000, below the $802,500 house median, so a unit could be the more realistic starting point.
Check before buying: The unit median is based on 15 sales. Compare floor area, parking, levies and the condition of the particular building. Walk the route to campus from the property. If your work is elsewhere, test that commute too; being near the university does not automatically make the location convenient for you.
8 Drayton for a southwestern local centre
Drayton Central provides a Woolworths supermarket and more than ten specialty shops, and Drayton State School is on Brisbane Street. Those local services make Drayton worth inspecting if your routine is on the southwestern side of town. Compare houses with units rather than assuming the $820,000 house median is the amount you need to spend.
Check before buying: The snapshot has 24 house sales and 15 unit sales, so recent comparable properties are particularly useful. Distinguish residential streets from larger fringe properties: confirm services, zoning and upkeep. Check the exact route 901 or 905 trip you need, including the return journey.
9 Glenvale for smaller houses and a western routine
Glenvale is not the cheapest house market on this list, but smaller homes are worth comparing. Its three-bedroom house median was $747,450 from 35 sales, against $861,000 for all houses in the same period. There is a Coles at Glenvale Road and Greenwattle Street. The Glenvale Park on Panorama Drive adds a playground, paths and a learn-to-cycle course.
Check before buying: Compare similar bedroom counts and land sizes instead of treating every Glenvale house as equivalent. Check the walk to shops and the route 902 timetable against your working hours. If school access matters, confirm the exact catchment; Glenvale State School has an enrolment management plan.
10 Kearneys Spring for a unit-led search
Kearneys Spring earns its place mainly as a unit option for buyers whose budget will not stretch to its house market. The unit median was $625,000 from 65 sales, compared with $865,000 for houses. Kearneys Spring Park has sporting fields, a playground and picnic facilities, while route 905 links local stops with UniSQ, Toowoomba Plaza and the city.
Check before buying: Inspect the unit and its body corporate records, not just the suburb's amenities. Check parking, usable internal space and planned maintenance. For any property near a creek or drainage corridor, use Council's address-level mapping and get an insurance quote; a suburb name cannot establish flood risk.
School catchments: check the address, not just the suburb
If a particular school matters to your family, check it before making an offer. A suburb name, nearby school sign or sales listing is not enough to establish the catchment for a home. The local primary schools below are starting points for your research, not a promise that every address in the suburb is eligible.
Use Queensland's EdMap to search the exact residential address. Select the calendar year your child will enrol and check the relevant layer: Prep to Year 6, Years 7 to 10, or Years 11 to 12. Boundaries can change, and primary and high-school catchments need separate checks.
| Suburb | Local state primary school starting points |
|---|---|
| Harlaxton | Harlaxton State School, 110 Ruthven Street, Harlaxton. |
| Rockville | Rockville State School, 3 Holberton Street, Rockville. |
| Wilsonton Heights | Nearby Fairview Heights State School, 75 McDougall Street, Wilsonton. The school is in Wilsonton, not Wilsonton Heights. |
| Newtown | Newtown State School, 24 Albert Street, Newtown. |
| Harristown | Harristown State School, 332 South Street, Harristown. |
| Wilsonton | Wilsonton State School, 429 Bridge Street; Fairview Heights State School, 75 McDougall Street. Check the home's address rather than choosing by proximity. |
| Darling Heights | Darling Heights State School, Wuth Street, Darling Heights. |
| Drayton | Drayton State School, 71–89 Brisbane Street, Drayton. |
| Glenvale | Glenvale State School, 200–230 Glenvale Road, Glenvale. |
| Kearneys Spring | Nearby schools to investigate include Darling Heights State School on Wuth Street and Middle Ridge State School at 203 Spring Street, Middle Ridge. Neither name establishes a Kearneys Spring address's catchment. |

Kearneys Spring
- Local state primary school starting points
- Nearby schools to investigate include Darling Heights State School on Wuth Street and Middle Ridge State School at 203 Spring Street, Middle Ridge. Neither name establishes a Kearneys Spring address's catchment.
Newtown State School requires evidence of your principal place of residence for in-catchment enrolment; families outside its catchment need to ask about availability. Glenvale State School prioritises in-catchment students, and Darling Heights State School has limited capacity for students from outside its catchment. Being close to the gate does not replace checking the boundary.
For secondary school, look up the address separately rather than assuming a primary school feeds into a particular high school. Local state high schools to investigate include Wilsonton, Toowoomba, Harristown and Centenary Heights. Harristown and Centenary Heights publish catchment and enrolment requirements; an out-of-catchment application is not an assured place.
Once you have a shortlist, ask the school to confirm the address, year level, intended start date and proof-of-residency documents it needs. Then try the school run at drop-off time and ask about before- and after-school care. If you are considering a non-state school, contact it directly about its own enrolment process, fees and availability.
What people who moved to Toowoomba say
Local discussion can reveal questions a median price won't answer. These are self-reported Reddit experiences, not a representative survey or evidence of school quality, suburb safety or property value.
Everyday convenience versus your existing social life. In a September 2025 moving discussion, a recent arrival liked being able to get between suburbs for shopping and enjoyed the local food and galleries. But their family, friends and hobbies were still in Brisbane. Before buying, think through a normal weekend as well as the weekday commute.
Pay attention to how the home feels in winter. In a July 2026 discussion, someone who had moved for work appreciated the parks, walks and everyday amenities but found the cold and wind an adjustment. That is one person's experience, not a weather report. At inspections, ask about insulation and heating, look for draughts and consider the cost of making an older home comfortable.
Allow time to build a local routine. In the same July 2026 thread, a long-term resident said making friends was difficult at first and that they built their own circle through work. The useful question is personal: where would you meet people, exercise or pursue your hobbies? Spend time in the area doing those things before deciding that a quieter pace will suit you.
Treat these September 2025 and July 2026 Reddit experiences as prompts for your own visit, not a reason to rule an entire suburb in or out.
Turn the shortlist into a buying plan
Pick three suburbs and compare homes with the same bedrooms, property type and condition. Check school catchments through EdMap and use Translink for the trips you actually make. Council's flood maps cover the property-specific checks; overland flow can affect homes away from a creek too.
Send us two or three listings and your available savings before making an offer. We can compare the deposit, buying costs and loan needed for each, while your property advisers check the homes. Our first home buyer guide will help you prepare; if Brisbane is still an option, compare our Brisbane suburb guide too.
Address checks: flood risk, insurance and approvals
Local runoff, creeks and river flooding affect properties differently. Check the address and access routes, then get insurance quotes before you commit.
Planning a renovation, extra dwelling or subdivision? Get qualified advice on the rules and approvals. A large block or an existing outbuilding doesn't prove you can use it as planned.
Make the building and pest inspection fit the home. Ask the inspector to explain major defects, maintenance priorities and anything needing a specialist follow-up. Those costs belong in the purchase decision.
Rents: match the evidence to the property
REIQ reported a 0.6% Toowoomba vacancy rate for the September 2026 quarter and described the market as tight. That's useful context, not a promise your place will stay occupied or earn a particular rent.
For a narrower snapshot, realestate.com.au showed a $485 weekly house median for Toowoomba City when checked on 29 October 2026. It came from 88 rental listings over the previous 12 months.
That's the suburb, not the whole council area. Don't divide this rent by the LGA sale median to claim a regional yield.
Ask a local property manager for comparable leases, expected letting time and a written rental appraisal. The evidence should match the home's bedrooms, condition, parking and location. Still put vacancy into the budget, even when the regional figure is low.
Our investment property loan guide can help organise the funding questions. Judge the investment on achievable rent, expenses, property condition and the price you're paying together.
What can you afford?
Start with a comfortable repayment and a cash buffer, then check borrowing capacity. Include purchase costs and likely repairs instead of putting every dollar into the deposit.
Ask your broker to compare any repayment or rate saving from a larger deposit with the cash you would have left for repairs and unexpected bills. A slightly cheaper rate is less useful if the extra deposit leaves you stretched.
Choosing between a house and a unit? Send us the prices of the homes you're considering. We can compare the cash contribution and loan needed for each, rather than treating either regional median as your budget.
Our first home buyer guide explains how to prepare. If you're using the 5% Deposit Scheme, check the cap for the exact suburb and postcode.
Both the purchase price and the lender's valuation must fit the cap.
Checking your income doesn't establish that the property qualifies. Check the address before relying on assistance. If the Scheme doesn't fit, other low-deposit home loan options need a lender-specific check too.
For acreage, mixed use or a home needing major repairs, ask about lender acceptance early. You don't want to find the right price and discover too late that the property doesn't suit the loan.
Broker view: check the address as well as your income
Send us the address, property type and expected price before you commit. We check the proposed lender's property rules and, if relevant, the Scheme postcode and price cap. Acreage or mixed use needs a different conversation from a standard suburban home. Income approval alone does not settle those questions.
