Direct answers to common first-home questions
Does using a mortgage broker cost anything?
Our home-loan service is free to you. If your loan settles, the lender pays us a commission. We explain how that works before you proceed.
What is the difference between pre-approval and approval?
Pre-approval is an initial lender assessment based on your current information. Formal approval comes later, after the lender has checked the full application and the property.
How much deposit do I actually need?
Some eligible buyers may be able to buy with a 5–10% deposit. The amount you need depends on the property, lender policy, costs and any government scheme you can access.
How early should I get pre-approval?
It is worth checking your position before you start making offers. That gives you a practical budget and time to address anything a lender may question.
Can a broker help with the 5% Deposit Scheme?
Yes. A broker can check your likely eligibility, explain the participating-lender options and help prepare the application. Scheme places and lender rules still apply.
Why use a broker instead of applying directly?
A broker can compare lender policy across your situation before choosing where to apply, then package the application and manage it through the lender process.
Will speaking with a broker affect my credit file?
An initial conversation and assessment do not need a formal credit application. We explain when a credit enquiry would occur before anything is submitted.
